What Design-Build Actually Means for Your Renovation

The term gets used loosely. Here is the practical difference it makes to your budget, your schedule and who answers the phone when something goes wrong.

Most renovation problems are not craftsmanship problems. They are handover problems: something agreed in the design was never priced, or something priced was never buildable, and the gap only surfaces once the wall is open.

The traditional route

In a conventional arrangement you hire a designer or architect, take the finished drawings out to builders, and choose a bid. It works, but it places one significant risk on you: the person who drew it is not the person who has to build it, and neither is accountable for the other.

When the bids come back over budget, the redesign is on your time. When something unexpected appears behind the plaster, the builder proposes a change order and the designer is no longer involved.

What changes under one roof

Design-build means design and construction sit in the same team, working from the same budget from the first conversation. In practice that means three things:

  • Drawings are priced as they are drawn. You find out what something costs while it is still a decision rather than a commitment.
  • Structural surprises become design decisions. The people who can redesign around a problem are already on the project.
  • There is one point of accountability. Nobody is coordinating two companies who disagree about whose responsibility it was.

The question worth asking

If a firm describes itself as design-build, ask whether design is billed separately and whether the designers are employees or subcontractors. The answers tell you whether it is an integrated process or two services sold together. Ours is included with the build, because a design nobody has costed is not really a plan yet.
